Purpose:

The primary purpose of this website is to provide the owners of The Cottages of Pendle Woods with information regarding the homeowners association, neighborhood updates, and activities. However, if you are a prospective owner or simply someone interested in learning more about our wonderful neighborhood, you are welcome to view the public portions of this website.
 

Neighborhood Overview:

The Cottages of Pendle Woods is a single-family villa community located within the shadows of the “Golden Dome”. The neighborhood is located across the road from the University of Notre Dame, just north of the campus. This neighborhood features 49 detached single-family custom homes, most with basements and attached 2 or 3 car garages. All homes were built between 2005 and 2021. The size of the homes ranges from 1400 to 2300 square feet on the main level, plus full basements, which essentially doubles the potential living space. The majority of the basements have been largely finished with many adding 2 or more bedrooms, 1 or 2 bathrooms, and plenty of extra space for entertaining. 

This neighborhood features sidewalks, street lights, a beautifully landscaped entrance, two ponds with fountains, and an exterior maintenance program. The maintenance plan includes lawn care, sprinkler maintenance, driveway and street snow plowing, common area and pond maintenance, street lights, and more. The Homeowners Association, including a retained Property Manager, is active for the purpose of maintaining the values of the properties through a high level of maintenance, monitoring of the restrictive covenants, and addressing the needs of both full-time and part-time residents.

Imagine walking across the street on game day to enjoy all the activities and traditions associated with a Notre Dame Football weekend or walking and biking around the 1500 acre campus during the less busy times. On football weekends, a shuttle runs from the “Blue Lot” (formerly known as White Field), located just across Pendle Road, to the Notre Dame Library for those who prefer not to walk. The location is also convenient to Saint Mary's and Holy Cross Colleges, South Bend, restaurants, shopping, and the Indiana Toll Road.
